The U.S. Government currently occupies retail and related space in a shopping center under lease in Corpus Christi, Texas. The Government is considering alternative space if economically advantageous and is seeking to lease between 7990 minimum SF and maximum 9,900 gross square feet of existing Class A or B retail space, in Corpus Christi, Texas, specifically bounded by:
North: San Patricio County line east to Nueces Bay
South: Nueces and Kleberg County lines
East: Corpus Christi Bay and Gulf of Mexico
West: Chapman Ranch Road North to FM2444 (South Staples Street) west to Hwy 57 north to Hwy 665; north then east Hwy 2292; north to Hwy 44 west to FM 3386 cut northwest Hwy 77 to Hwy 624 west past wy 1889 to East Riverview Street north of San Patricio county linel
The Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure and non-productive agency downtime.
The ideal space would include the following: building specifications in compliance with all federal, state and local ordinances; force protection standards in compliance with Department of Defense’s Unified Facility Criteria; outfitted with either designated or open parking. An initial fully-serviced, five year lease is requested. Offered space shall not be in the 100 year flood plain and must be ready for occupancy by 30 Sep 2023.

- Digital photo of street view of property
- Area (BOMA rentable square feet & BOMA usable square feet)
- Rental rate per square foot rentable space (base + NNN)
- Common area factor(s) for available space, if applicable
