General Services Administration (GSA) seeks to lease the following space:

City: New Orleans
Delineated Area: North: S Carrolton Avenue from Earhart Blvd to
Esplanade Avenue
East: Esplanade Avenue from N Rampart Street to S
Carrolton Avenue
South: Starting at Martin Luther King Blvd, Simon
Bolivar Avenue to S Rampart Street, then N Rampart
Street to Esplanade Avenue
West: Starting at S Carrolton Avenue, Earhart Blvd to
Martin Luther King Blvd to S Rampart Street
Minimum Sq. Ft. (ABOA): 10,800
Maximum Sq. Ft. (ABOA): 10,800
Space Type: Clinic
Parking Spaces (Total): Government Owned Vehicles: 3 spaces
Visitor Parking: 30 on-site parking spaces
Handicap Parking: On-site visitor parking
spaces in accordance with local code.

Additional Requirements: Space must be contiguous and on the first
floor or second floor.
Minimum Ceiling height is 9'-0".
Fencing is required. At times therapy is
provided to Veterans outside.
Offered space must be handicap accessible
and meet all applicable codes for accessibility.
The space shall have the potential for efficient

layout and shall be located within the
immediate vicinity of a variety of inexpensive
or moderately priced fast food and/or eat in
restaurants and other employee services such
as retail shops, cleaners, banks, etc.
Rooms to be provided included offices, exam
rooms and group rooms/conference rooms
Offered space must have a lobby/waiting area
for patients.
Proximity to public transportation: A bus stop
must be within 150 feet of the front
entrance.
After hours access required.
IT/Server room with 24/7 dedicated A/C.
Video Surveillance and physical security access
required.
Emergency power to support the building in
its entirety. Should be able to power the
entire building (life safety and normal
equipment loads) for a minimum of 3 days.
A variety of inexpensive or moderately priced
fast food and/or eat-in restaurants shall be
located within the immediate vicinity of the
building, but generally not
exceeding a walkable ¼ mile distance.
Other employee services, such as retail shops,
cleaners, banks, etc. shall also be located
within the same walkable ¼ mile distance.
Offered space must meet Government requirements for fire safety, accessibility,
seismic, and sustainability standards per the terms of the Lease. A fully serviced
lease is required. Offered space shall not be in the [1-percent-annual
chance/0.2-percent-annual chance] floodplain (formerly referred to as [“100-
year”/“500-Year”] floodplain).
