DEPARTMENT OF VETERANS AFFAIRS (VA) COMPETITION FOR LEASE LOCATION
The VA is currently seeking 3,507 rentable square feet (RSF) of space in Corpus Christi, TX. In making this determination, the VA will consider costs likely to be incurred, such as physical move costs, tenant improvements and telecommunications infrastructure, and non-productive agency downtime. The space must be on no more than one floor, and contiguous, provide no less than 3,682 net usable sq. feet of space. On-site parking for special needs transportation and 15 25 parking spaces including two to three handicapped spaces. The location would also have space for parking of one Government vehicle. A fully serviced lease for up to 20 years with the government having 90-day termination rights will be considered after 5 years. Occupancy required by FY 23.
For space to be eligible all the following criteria must be met;
1. The space to be leased is for Readjustment Counseling Service
2. The lease term will not exceed September 30, 2043. No options, additional soft term, or future extensions will be given.
3. The space to be leased shall not exceed 3,682 Rentable Square Feet.
4. The average annual rent, excluding operating costs, must not exceed the fair market value rental rate.
5. The space to be leased will require renovation and or tenant improvement, such as light architectural finishes, painting, additional walls, cubical installation and security enhancements. Further clarification is being developed to say - bare Minimum Tenant Improvements (TIs) - for As Built medical office space Leases are those cosmetic repairs and refreshes of finishes to bring the facility to a maintained as designed condition. All repairs and refreshes must be completed by acceptance of premise.
6. Structural changes are to be planned or allowed.
7. The space to be leased is a commercial facility that will need minor constructive alterations. There can be post-award alterations of leased space approved for these administrative offices.
8. Offerors must be prepared to provide evidence that properties are outside the
100-year flood plain.
9. Occupancy required on or around September 1, 2023.

Ø Northwest Boundary: Weber Rd.
Ø Northeast Boundary: Old Brownsville Road AND South Padre

Ø Southwest Boundary: Saratoga Blvd. AND Yorktown Blvd
Ø West: Old
Net usable square feet do not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code.
The Government is limited by law (40 USC 278a) to pay no more than the appraised fair rental value for space.
RESPONDENTS ARE ADVISED THAT THE VA ASSUMES NO RESPONSIBILITY TO
AWARD A LEASE BASED UPON RESPONSES TO THIS ADVERTISEMENT.
A market survey of properties offered for lease will be conducted by the VA.
